The Property X-Ray is a complimentary buyer research service offered by Gena Gilleland, Realtor® (Florida License #3235703), affiliated with Charles Rutenberg Realty, operating under the Movin Florida brand.
The service provides publicly available information about properties in Florida, including but not limited to permit history, flood zone data, roof age estimates, HOA and CDD fee information, and comparable sales data — compiled from public records, county databases, and other third-party sources.
This service is provided at no charge to buyers working with or considering working with Gena Gilleland as their real estate agent.
By submitting a Property X-Ray request form at go.movinflorida.com/property-xray-page, you acknowledge that you have read, understood, and agree to these Terms of Service, as well as our Privacy Policy. These Terms apply to all users of the service.

You may not reproduce, distribute, or create derivative works from any materials provided through this service without prior written consent.
Property X-Ray reports delivered to you are for your personal use only and may not be resold, redistributed, or published without permission.
We reserve the right to modify, suspend, or discontinue The Property X-Ray service at any time without notice. We do not guarantee that the service will be available at all times or that reports will be delivered within any specific timeframe, although we aim to deliver reports within 48 hours of receipt of a complete request.
We reserve the right to decline any request at our sole discretion.
The Property X-Ray service is available for properties located in Central Florida counties currently served by Movin Florida. Service availability may vary by county and property type. Properties outside our service area may not be eligible for a report.
This service uses third-party platforms including GoHighLevel (for form submission and CRM) and Airtable (for data management). Your use of this service is also subject to those platforms' respective terms of service and privacy policies. We are not responsible for the practices of these third-party service providers.
These Terms of Service shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts located in Volusia County, Florida.
We reserve the right to update these Terms of Service at any time. When we do, we will update the "Last Updated" date at the top of this page. Your continued use of the service after any changes constitutes acceptance of the updated Terms. We encourage you to review these Terms periodically.
